Houston isn't Miami when it comes to luxury condo high-rises, but the city's skyline is still dotted with plenty of posh penthouses commanding top dollar.

A look at the most expensive condominium and penthouses sold in 2025 offers a window in what Houston's high-end homebuyers are willing to pay – from River Oaks residences with private elevator entrances to newly built penthouse with terraces rivaling the size of a single-family home. The top sales reflect a split at the top of the market, with both new towers and legacy high-rises drawing deep-pocketed buyers.

  • πŸ₯—New Memorial City project reveals restaurant, retail tenants: MetroNational and Radom Capital unveiled a new round of tenants for Greenside, a modern 35,000-square-foot retail project under construction in Memorial City.  Austin-based fast casual restaurant Honest Mary's will lease 2,235 square feet for the brand's second Houston location. Other leases include 1,300 square-feet for health food store Leemoo; 4,500 square feet leased by day spa Hiatus; and a 2,000-square-foot fitness studio for Solidcore, according to Radom Capital.
  • 🏨 Suburban apartment trade hands: Houston-based Sentinel Capital recently bought a 168-unit Kingwood apartment community called Elm Creek, according to a release from Berkadia, which negotiated the deal. The seller was HGA, a multinational investment firm. The deal highlights investor demand for garden-style multifamily properties in desirable suburban Houston markets. 
  • πŸ— Investor snags crane-served manufacturing sites;: MoxieBridge has purchased a fully-leased 127,626 square-foot manufacturing portfolio in northwest Houston, according to JLL, which represented the seller in the transaction. The portfolio includes three buildings in Prairie Oak Business Park and one building at 11930 Brittmoore Park. The facilities feature overheard cranes clearing an average height of 24.5 feet. "This transaction highlights the strong investor appetite for specialized manufacturing assets in Houston's supply-constrained market," said JLL's Trent Agnew.
