What a huge new community says about Houston's growth

This past week, I toured the first phase of Austin Point, a massive new community opening in Fort Bend County that offers a glimpse at Houston's next chapter of growth.

While there are a little over 120 homes on the ground today in Austin Point, the project is expected to grow into a 14,000-home community with 50,000 residents— large enough to rival a small city. Austin Point and a nearby new community called the George show how development is pushing beyond Sugar Land into more rural parts of the region.

  • 🏢New 19-story CityCentre tower gains momentum: After completing construction on CityCentre Six late last year, Midway this week announced three new office tenants for the tower: Voltagrid will occupy 60,000 square feet, while Octave and Enverus are taking just over 10,000 square feet. Anchored by Dow, the 320,000-square-foot building is now 90% occupied ahead of its opening May 1, Midway said. Partners Real Estate represented Midway in lease negotiations.
  • ✒️Architecture firm to move to Uptown mixed-use center: Parkhill, an architecture and engineering firm, signed a 5,800-square-foot lease at BLVD Place, a 217,074-square-foot center anchored by Whole Foods at 1700 Post Oak Blvd, Whitestone announced. Transwestern represented Whitestone and Parkhill in negotiations. 
  • 🏗 422K-square-foot industrial project to break ground: Citing strong leasing demand in northwest Houston, Constellation Real Estate Partners plans to break ground in July on a 37-acre speculative industrial project at 8175–8225 Mills Road. Called Constellation Mills Road, the project includes a 334,447-square-foot cross-dock warehouse and an 88,0005-square-foot front-load facility. Construction is slated to complete in the second quarter 2027. KBC Advisors is handling leasing.
