Flood maps are one of the most important tools for assessing a property's climate risk, but Harris County's maps haven't been significantly updated in nearly two decades.
Now, after years of delays, the Federal Emergency Management Agency has quietly released draft flood maps that show the 100-year floodplain expanding significantly — in many areas aligning with what is currently considered the 500-year floodplain, Houston Chronicle's Yilun Cheng and Caroline Ghisolfi report.
If finalized, the changes could affect everything from flood insurance rates to home values, building costs and future development across the region.

- 🏢 50,000 square feet of leases inked at Uptown tower: CP Group recently announced a series of new office tenants at 5POP, a 28-story tower at 4400 Post Oak. Executive office suite provider Xceed Office inked a 22,450-square-foot lease in January, following an five smaller leases signed in late 2025. Transwestern represented the landlord in the deals, which tallied about 50,000 square feet. Formerly known as Five Post Oak Park, the rebranded tower recently underwent a $12 million renovation.
- 👔Law firm plans new office in East River: U.S. LegalShield, a national law firm focusing on defending rights of legal firearm owners, recently signed a 16,071-square-foot office lease in Midway's East River development in Houston's East End. The law firm will occupy the entire fifth floor of Building C at 2920 Riverby Road. The lease comes after the Port of Houston recently relocated its offices to a new six-story building in East River.
- 🏠Luxury Katy apartments to open soon: Pelican Builders and Rockefeller Group have started preleasing for Hudson Crossing, a 298-unit apartment complex opening soon off Kingsland Boulevard near the Club at Falcon Point country club. Rents range from $1,290 to $2,605 for the one, two-, three-bedrooms residences. Tenants are expected to start moving in April, with construction completing in the fourth quarter.
