Where Houston home values are rising fastest — and why it matters

For years, home values appreciated fastest in the most expensive parts of town – often referred to as the "Houston arrow". The term arrow refers to the western edge of the Inner Loop, along with a broad swath of west Houston and areas just north and south of it. 

But a dramatic reversal of this trend has unfolded over the past decade. Property values in the "Houston arrow" are still climbing, but at a much slower pace. Meanwhile, values have surged in working-class neighborhoods like Settegast and Kashmere Gardens. That threatens to erode affordability in traditionally affordable areas of Houston, according to an investigation by the Houston Chronicle's Mike Morris and Caroline Ghisolfi.

  • 👔 Blackstone sells 1-million-sf industrial portfolio in north Houston: Ares Real Estate has acquired a 1.02 million-square-feet logistics portfolio spread across north Houston, JLL recently announced. The portfolio comprises six industrial buildings in three locations: Central Green Corporate Center (near IAH); North Houston Logistics Center Building G; and West Little York in northwest Houston. JLL represented the seller, a warehouse investment entity affiliated with Blackstone, according to Realty News Report.
  • 👝 Secton of big Richmond retail center trades hands: CenterSquare recently acquired a four-building, 45,000-square-foot section of Waterview Town Center, a 1-million-square-foot retail complex in Richmond, Texas. Situated on the Grand Parkway, Waterview Town Center is leased to a mix of national and regional tenants, including Torchy's Tacos, Hopdoddy Burger Bar and Jersey Mike's. This is CenterSquare's eighth "essential retail" property in Houston, according to a press release.
