Pearland homeowners see uptick in property values

The real estate market is beginning to normalize after the pandemic boom, and home owners in Pearland are seeing an uptick in their home values. 

Our home value tracker found that Pearland's east side home values have risen by 2 percent from last year, averaging at $365,877. The west side has a 1 percent increase with an average home valued at $380,922. 

Although home values fluctuate over time, falling home values can decrease the equity an owner has in the property, diminishing their buying power if they're in the market for a new home or loan. On the flip side, rising home values can give homeowners more of a financial cushion for future property purchases, according to staff reporters Marissa Luck and Alexandra Kanik.

Pearland is preparing to finalize its upcoming 2024 fiscal year budget and proposed tax rate that will address concerns over last year's $10 million shortfall.

League City and Pearland are listed as the most affordable cities in the Houston metro area for homeowners in an August report that compared the city's average income to housing costs.
